Awaab’s Law is a new piece of UK legislation introduced as part of the Social Housing (Regulation) Act 2023.

The UK Government recently published draft, non-statutory guidance for social landlords relating to The Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025. These regulations, also known as Awaab’s Law, set strict timelines and requirements for social landlords to investigate and remedy damp and mould hazards in residents’ homes.

This forms part of a wider legislative framework, alongside the Homes (Fitness for Human Habitation) Act 2018 and the new Social Housing Regulations (2024), which collectively strengthen landlords’ responsibilities to maintain safe, healthy living conditions.

How it works?

At the heart of Beanbag Heat is the receiver, which manages various fuel types and heating systems, including combi boilers, system boilers, and heat pumps. It is pre-paired with a programmable thermostat display (PTD) that collects environmental data and allows users to set schedules and control the heating temperature directly.

The receiver sends this data to the backend system using a plug-in Wi-Fi adaptor. Using sensor data from the PTD, the system’s analytical engine identifies homes affected by damp or mould, or those at risk.

The data is then displayed on a central dashboard, enabling real-time risk alerts and allowing social landlords to take prompt action.

The Beanbag Heat Portal analyses property risk based on monthly data trends. A newly installed device will begin reporting 'no / low / high risk' data from the following month, once it has been connected and is communicating via the internet.

Properties may appear under the "No Data" section if the required data percentage has not been met. This usually means the C1727 device is not correctly connected to the router or is not communicating over the internet. Try the following troubleshooting steps:
  • Install the Secure Controls mobile app
  • Make sure that your mobile is connected to the internet
  • Turn off Bluetooth on your phone
  • Use the app to check if it can control the C1727 device
If it can control the device, it is connected. If not, check the router's functionality or recommission the device to restore communication.

After installation, the portal generates a Daily data availability report. This report shows the percentage of data received from each device. If a device shows no data, it is not connected. In that case, follow the troubleshooting steps listed in the above FAQ.
