Helping housing associations meet Awaab’s Law requirements

Awaab’s Law is a new piece of UK legislation introduced as part of the Social Housing (Regulation) Act 2023.

The UK Government recently published draft, non-statutory guidance for social landlords relating to The Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025. These regulations, also known as Awaab’s Law, set strict timelines and requirements for social landlords to investigate and remedy damp and mould hazards in residents’ homes.

This forms part of a wider legislative framework, alongside the Homes (Fitness for Human Habitation) Act 2018 and the new Social Housing Regulations (2024), which collectively strengthen landlords’ responsibilities to maintain safe, healthy living conditions.
